Home Inspection Overview
A home cannot fail an inspection. A professional home inspection gives you an independent, unbiased view of any problems and their solution, so that you will have all the facts you need to make a sound, informed decision.
As a California Real Estate Inspection Association / CREIA certified inspector, every inspection is performed to meet or exceed CREIA's standards of practice. Depending on the size and condition of the house, a thorough home inspection will take between an hour an a half and three hours. Ideally, you will accompany your inspector during the consultation, so that you will have visual reinforcement of your final report.
We take our inspection reports seriously. Every inspection report is complete with digital photos, clear descriptions of problem areas, safety concerns, available upgrades and recommendations. Your report will be available for email (.pdf) by next AM or delivery within twenty four hours.
A thorough home inspection will include the following:
- EXTERIOR: grading, walls, coverings, patios/decks, patio covers, sidewalks/driveways, soffits/fascias, doors/windows/trim
- FOUNDATION & UNDERFLOOR AREA: foundation, crawlspace area, crawlspace ventilation, footings/columns, floor structure
- ROOFING: structure, coverings, flashings, skylights, vents/stacks/penetrations, attic area, insulation, ventilation.
- ELECTRICAL: service entrance, capacity, grounding, panel/sub panels, branch circuits, outlets, gfci's.
- HEATING & AC: description, combustion systems, a/c components, supply/discharge lines, venting, ductwork/registers, controls/thermostats.
- PLUMBING: main supply line, distribution lines, fixtures, vents/traps/drains, functional flow.
- FIREPLACE & CHIMNEYS: chimneys, flues, dampers and associated components, fireboxes, hearth extensions, manufactured solid-fuel or gas-burning appliances.
- INTERIOR: walls, ceilings, floors, windows, stairs and handrails, ventilation components, smoke detectors
- POOL & SPA (optional): location, type, description, enclosures/gates, drainage system, electrical, systems/components
